Overhead doors at work

What commercial garage door repair involves

Commercial garage door repair is a different job from fixing a door on a house. A commercial overhead door is bigger, heavier and cycled far more often. A loading dock door may open and close many times in a working day, so the springs, cables, rollers and hinges wear out sooner and the operator works harder. When a door like that stops, the building stops with it: trucks cannot load, stock cannot move and the opening cannot be secured at night.

Most failures trace back to a short list of causes. Torsion springs lose their lift after enough cycles and snap, and a door that was balanced by two springs is suddenly many times heavier than the operator can pull. Cables fray on the drums. Track gets bent when a forklift or truck clips it, and a bent track binds the rollers until the panels twist. Sectional doors lose hinges and rollers. Roll up steel doors jam when the curtain slides out of its guides or the barrel and counterbalance spring lose tension. We repair all of these on the property where the door hangs, and we check the whole opening before we leave, not just the part that failed.

Some faults are really a spring problem, and a broken spring on a commercial door should be handled by a technician with the right winding bars and the right spring for the door's weight. Do not try to lift or force a door that has dropped hard. Tell us what you see and leave the opening alone until we arrive.

Commercial door diagnosis

What we check first on a commercial overhead door

Springs and balance

We test whether the door sits at half height without drifting. A door that falls or rises on its own has lost spring tension or has the wrong springs for its weight.

Cables, drums and bottom brackets

Frayed strands, a cable that has jumped the drum and a bent bottom bracket are the usual reasons a heavy door hangs crooked or refuses to move.

Tracks, rollers and hinges

Dock traffic bends track and cracks hinges. We look for rubbing marks, flat spots on rollers and loose track brackets before they tear a panel.

Operator, limits and safety edge

A commercial operator needs correct travel limits, a working reversing edge and photo eyes that line up. We test each one with the door under load.

Roll up curtain and guides

On steel roll up doors we check the curtain slats, the guides, the barrel and the counterbalance so the door travels evenly and locks down.

Panels, seals and weather strip

Dented panels, torn bottom seals and gaps at the jambs let in rain, dust and pests around a dock opening. We note what needs replacing.

From call to working door

How a commercial garage door service call goes

  1. 01

You call and describe the door

Tell us the door type, how it is failing and whether it is stuck open or stuck shut. That tells us which parts to bring.

  2. 02

We come out and check it

Our uniformed technicians inspect the door, the hardware and the operator, and make the opening safe before anything else.

  3. 03

We explain what we found and the price

You get an upfront quote before any work begins, with a plain explanation of what failed and why.

  4. 04

We fix it and test it

We make the repair, cycle the door under normal use and confirm the safety features respond. Repairs are backed by a parts-and-labor warranty.

Questions

Questions before you call about a commercial door

Who do I call if my commercial garage door is broken?
Call a company that works on commercial overhead doors specifically, because the springs, operators and track are heavier than residential parts. We repair sectional and roll up doors in Nashville and nearby Middle Tennessee communities, and we come to your building. Tell us what the door is doing and whether it is stuck open or closed.
Is it cheaper to repair or replace a commercial overhead door?
Repair is the sensible choice when the panels and track are sound and the fault is a spring, cable, roller or operator. Replacement makes more sense when panels are crushed or the door has been hit repeatedly. We tell you which applies after we inspect it, and you hear the price before work begins. If a new door is the answer, garage door installation is something we handle too.
What drives the price of a commercial garage door repair?
The parts needed, the size and weight of the door, whether it is sectional or roll up, and the condition of the track and opening. A single cable costs less to fix than a door that has twisted off its track. We give you the quote before any work starts, so you decide with the full picture.
Can you repair a roll up garage door?
Yes. Roll up steel doors fail differently from sectional doors, usually through a curtain that has left its guides, a worn barrel or a counterbalance spring that has lost tension. We inspect the curtain, the guides and the operator and repair what is worn.
Is a broken commercial door safe to keep using?
No. A door with a broken spring or frayed cable can drop without warning, and a door stuck open is a security problem for your building. Stop using it, keep people clear of the opening and tell us what you saw. We will make the door safe when we arrive.
Do you service commercial operators as well as doors?
Yes. Operator limits, reversing edges and photo eyes are part of the door, and a worn operator often fails because the door is out of balance. When an operator is the problem we cover opener repair as part of the same visit.
What should I have ready when I call?
The door type (sectional or roll up), roughly how wide it is, what you heard or saw when it failed, and whether anyone has tried to force it. Photos are not needed. A clear description is enough for us to bring the likely parts.
Is the work insured?
We are licensed and insured, and our repairs and installations are backed by a parts-and-labor warranty.
